Los Angeles is two markets in one, and we serve both. Residential: Valley homes where summer afternoons are relentless, hillside properties where the view matters as much as the shade, and everything in between. Commercial: storefronts, restaurants, and retail where shade is curb appeal, customer comfort, and revenue per square foot.

For homeowners, common LA setups pair retractable awnings with Somfy automation, sun sensors handle the daily cycle without you thinking about it, and motorized screens for west-facing exposures where the low sun turns living rooms into greenhouses. Hillside and view properties love screens especially: glare control without giving up the panorama. If wind is the worry on your exposure, start with our wind-ratings guide.

For businesses, see our commercial shade work: storefront awnings that double as branding, restaurant patios converted to year-round seating, and building sun control that cuts cooling costs. Commercial installs are planned around your business, permits, landlord coordination, and off-hours installation to keep your doors open.

Every quote is measured on site and in writing. Every install is backed by our 15-year warranty on awnings and screens. And with financing options at rates with flexible financing options for qualified buyers, the premium choice doesn’t have to wait.

Coast to foothills

Bluff wind, canyon gusts, and the desert edge

LA's exposures run from ocean bluff to high desert. Specs follow the address.

The Palos Verdes Peninsula is LA’s toughest residential exposure: bluff-top homes taking salt air and sustained ocean wind, with views the owners paid a premium to keep. The spec here is two-part: corrosion-conscious hardware on every fastener and mount, because salt finds the cheap metal first, and zip-track motorized screens for the view faces, because nothing else cuts bluff glare without surrendering the panorama. Fixed products that would be fine in Pasadena get eaten alive on the bluff; we say so at the estimate and spec accordingly.

Inland, the San Gabriel foothills have their own wind signature. Santa Ana events accelerate through the canyons above La Canada, Altadena, and the SGV foothill neighborhoods, and the gusts arrive as focused blasts, not the broad push of the open valley. Hillside awning installs here get the full wind treatment: automatic sensors as standard, not optional, and mounting engineered for the lateral loads those canyon gusts produce. The view lots are worth it; the engineering has to match.

And the Antelope Valley, Palmdale and Lancaster, is functionally a different climate: high-desert heat, relentless sun, and afternoon winds that carry dust across every unprotected patio. Out here the playbook looks more like the Inland Empire than the LA basin: maximum coverage, fade-resistant solution-dyed fabrics, and screens that double as dust control on the windward sides. LA County is enormous; the shade answer in Lancaster is not the shade answer in Long Beach, and we don’t pretend otherwise.

Paperwork, handled

Permits and HOAs across LA County

Eighty-eight cities, one county, and a coastline with its own rulebook. Here's the pattern.

The first thing to know: a retractable awning attached to your house is usually the simplest project in the book. Most LA-area cities treat it as an exterior accessory, not a structure, so it sails through where a patio cover or a freestanding shade structure would need plan check. When a project does cross into permit territory, solid patio covers, commercial patios, anything structural, we map the paperwork path at the estimate and handle the submittal. You don’t chase city hall; we do.

The coastal zone is the exception that matters. Homes in Malibu, the Palos Verdes coastline, San Pedro, and the beach cities sit under Coastal Commission jurisdiction, where exterior alterations can trigger an extra layer of review. It doesn’t kill projects, it changes the sequence: we flag coastal-zone addresses at the estimate, build the review into the timeline, and spec systems (retractable, low-profile, view preserving) that coastal reviewers have seen and approved a hundred times.

Then there are the HOAs. The master-planned communities of the Valley, Santa Clarita, and Porter Ranch run real architectural review with real rejection power, and the pattern is consistent everywhere we file: fabric colors that sit inside the community palette, slim housings that disappear against the fascia, and a documentation package, cut sheets, fabric samples, mounting details, prepared for the committee’s actual checklist. We won’t schedule your install until the approval lands, and most of our LA-area HOA filings come back clean the first time because we’ve filed to these boards before.

Los Angeles FAQ

Questions LA homeowners and businesses ask us

My San Gabriel Valley home was built in the 1940s, can a modern awning mount to it?
Almost always. SGV’s older homes, stucco over wood frame, block construction, mid-century ranch, give us solid anchoring points, and we use engineered anchors rated for the structure, not generic hardware. We confirm the mounting at your free estimate and will tell you on the spot if anything about your wall needs a different approach.
I live in a historic neighborhood, will an awning ruin the home’s character?
Done right, it enhances it. We lean toward period-appropriate fabric colorways and lower-profile styles, canopy and under-mounted looks that read as original features rather than add-ons. Awnings were literally a classic feature of these homes in their era, so a well-chosen one looks like it belongs.
Does Valley heat change how you size a system versus the Westside?
Yes, the recommendation follows the sun, not the zip code. Inland Valley exposures get longer, lower afternoon sun, so we size for maximum coverage and lean on sun sensors; a Westside project may prioritize glare control to protect a view. Either way, the estimate includes a look at how the sun actually hits your home.
My hillside home gets serious wind, what keeps the awning safe?
Wind sensors and honest engineering. Every motorized awning we install can carry a sensor that retracts it automatically when gusts pick up, critical on exposed hillsides, and we mount to stand up to the lateral loads the Valley and canyon winds produce. You don’t watch the weather; the system does.
We run a business, what does a commercial awning install involve?
More logistics, not more mystery. Commercial installs include permit handling, landlord or property-manager coordination, and off-hours installation so your doors stay open. From storefront awnings that double as branding to restaurant patios converted into year-round seating, we plan the project around your business.
How long from my estimate to installation?
Most residential projects run a few weeks from signed quote to install day; commercial projects vary with permits and coordination. Your estimate comes with a realistic schedule for your specific build, measured on site, quoted in writing.
Do you offer financing for awnings and screens in Los Angeles?
We do. Enhancify or Wisetack financing is open to qualified buyers, with two 0% options: 0% for 24 months financing, plus a 0% 21-month intro rate credit card. Terms come from the lender and approval is subject to credit. We do the free written estimate first, then talk financing against your exact number. Text (909) 325-3110 for your free estimate.
Why don't you list prices online?
Because custom shade has no honest 'starting at' number. Width, projection, fabric, motorization, mounting - every Los Angeles patio combines them differently, so anything we posted would mislead. The alternative is better anyway: we measure your space and give you a free written estimate that is exact and itemized, with zero pressure. Text AJ Shades at (909) 325-3110 or call Richard Gutierrez at (949) 378-6642 (Se habla espanol) to schedule.
My Palos Verdes home gets bluff wind and salt air, what survives?
Corrosion-conscious hardware and zip-track screens. Salt air finds cheap metal first, so every fastener and mount on a bluff install is spec'd against corrosion, and motorized screens on the view faces cut the bluff glare without surrendering the panorama you paid for. Fixed products that survive fine in Pasadena get eaten alive on the bluff, we spec the difference at the estimate.
Can you shade a canyon-view deck without blocking the view?
That is exactly what motorized screens are for. Deployed, the solar mesh cuts glare and heat while the outward view stays essentially untouched; retracted, the opening is completely clear. On foothill view lots we pair view-preserving mesh on the panorama faces with awnings or denser mesh where the sun actually hits.
Do you install in the Antelope Valley's heat and wind?
Yes, Palmdale and Lancaster are regular territory. Out there the playbook is desert: maximum coverage, fade-resistant solution-dyed fabrics, automatic wind sensors as standard, and screens that double as dust control on the windward sides. The shade answer in Lancaster is not the shade answer in Long Beach, and your estimate reflects the desert address.
Do I need a permit for an awning in Los Angeles?
For a retractable awning attached to your house, usually not, most LA-area cities treat it as an exterior accessory rather than a structure. Patio covers, freestanding shade structures, and commercial patios are a different story and often need plan check, which varies by city. We map the paperwork path at your free estimate and handle the submittal when one is required.
My home is in the coastal zone, does that change the project?
It changes the sequence, not the outcome. Homes in Malibu, along the Palos Verdes coastline, San Pedro, and the beach cities fall under Coastal Commission jurisdiction, where exterior alterations can trigger an extra review layer. We flag coastal-zone addresses at the estimate, build the review into your timeline, and spec retractable, low-profile systems that coastal reviewers approve routinely.
Will my HOA approve an awning or screens?
In the vast majority of cases, yes. Master-planned communities in the Valley, Santa Clarita, and Porter Ranch run real architectural review, and the pattern is consistent: community-palette fabrics, slim housings that disappear against the fascia, and a documentation package we prepare for the committee's checklist. We don't schedule your install until the approval lands.
