Orange County homes are held to a higher visual standard, and so are we. Whether it’s a coastal property in Newport or an inland home in Yorba Linda baking through September, our systems are designed to look like they were part of the original architecture, not bolted on afterward.

Orange County’s other reality: HOAs. If your home needs a design that satisfies architectural review, specific colors, profiles, and mounting approaches, we can provide product specs and drawings to support the approval process. For the full board-playbook, see our guide to screens and HOA approval.

The county’s microclimates shape what we recommend. Coastal homes deal with morning marine layer burning off into bright, glaring afternoons, motorized screens are the hero here, cutting glare while preserving the view you paid for. Inland, it’s pure heat management: retractable awnings with sun sensors and patio covers that turn a furnace of a backyard into the most-used room of the house.

Every system is American-made, professionally installed, and backed by our 15-year warranty on awnings and screens. Financing is available, flexible financing for qualified buyers, so the right system doesn’t have to wait for the right quarter.

The new OC floor plan

Pocketing sliders turned the wall into a door

When the great room opens fully to the patio, shade becomes the fourth wall.

Walk a new build in Irvine, Ladera Ranch, or Rancho Mission Viejo and you’ll see the floor plan that changed everything: pocketing sliders that erase the entire rear wall of the great room. Open, the indoor and outdoor rooms are one space; at 3 PM in August, they are one hot space. The product that makes this floor plan livable is the motorized screen across the full opening, spec’d like a wall, not an accessory: wide-span zip-track engineering, solar mesh on the sun faces, and a motor strong enough to cycle that span daily for years. Get the spec right and the fourth wall works; get it wrong and the great room is a greenhouse with a view.

At the other end of the county’s demographics, the 55+ communities, Laguna Woods above all, run on a different shade logic: privacy, glare control, and ease of use. Motorized screens are the runaway favorite there for the same reasons they win everywhere in OC, drop them for daytime privacy and heat control, retract them for the open view, all from a remote or a wall switch, no ladders, no wrestling with manual shades. We do a steady volume in these communities and know their approval rhythms cold.

Between those poles sits the classic OC resale: the 70s and 80s ranch with the flat patio cover that has sagged past saving, or the slider that has glared since 1987. Those jobs are usually rescues, a tired structure replaced with a clean engineered cover, screens added on the open sides, and a patio that finally works the way the listing photos promised. Whatever era your OC home belongs to, the estimate starts the same way: we measure, we look at how the sun actually hits your house, and we quote in writing.

Orange County FAQ

Questions OC homeowners ask us

How does coastal salt air affect a retractable awning?
Salt air punishes cheap hardware, corrosion on frames and fasteners is the failure we see most on older coastal installs. We spec powder-coated, corrosion-resistant hardware from the start for any home near the water, and we’ll tell you the simple rinse routine that keeps it looking new for years.
The marine layer keeps my patio damp until noon, will that damage the fabric?
Not with the right material. Our awning fabrics are solution-dyed acrylics that shed water and resist mildew rather than absorbing it. The one rule: retract before an actual rainstorm, and if the awning does get soaked, extend it again afterward so it dries fully, that’s what keeps the fabric fresh for a decade.
My HOA has a strict architectural committee, can you get an awning approved?
Usually, yes. OC master-planned communities tend to have the strictest review boards we deal with, so we’re fluent in their language: product spec sheets, exact fabric and frame color options, and profile drawings that show the committee precisely what goes up. We support the submittal with you and don’t schedule the install until the approval is in hand.
Will a motorized screen block the view I paid for?
That’s the fear every coastal homeowner has, and it’s why we carry multiple solar mesh options. The right density cuts glare and heat dramatically while the view stays essentially untouched, when the screen is up, you’ll barely know it’s there.
Do I need a permit for a patio cover in Orange County?
In most OC cities, yes, patio covers are structural and permitted, while wall-mounted retractable awnings generally aren’t. The rules vary city to city, so we confirm your jurisdiction during the estimate and handle the permit paperwork on the projects that need it.
How long does an Orange County install take?
Most projects go from signed quote to install day in a few weeks, permitted patio covers can run a bit longer. Because we build with American-made components and our own installation crews, we give you a real schedule at your estimate, not a vague range.
Do you offer financing for awnings and screens in Orange County?
Yes. Financing through Enhancify and Wisetack is available to qualified buyers, with two 0% options: 0% for 24 months financing, and a 0% 21-month intro rate credit card. The lender sets the terms and approval is subject to credit. Your free written estimate comes first, so the financing matches a real number. Text (909) 325-3110, zero pressure.
Why don't you list prices online?
Because a published price range for custom shade is misleading. Every Orange County patio is different: width, projection, fabric, motorization, mounting, and a 'starting at' number online almost never matches a real install, so we do not publish one. What you get instead is a free written estimate after we measure your space on site: exact, itemized, no pressure, no obligation. Text AJ Shades at (909) 325-3110 or call Richard Gutierrez at (949) 378-6642 (Se habla espanol) to set yours up.
Our new build has pocketing sliders across the whole back wall, what shades that opening?
A wide-span motorized screen, spec'd like a wall. Pocketing sliders erase the rear wall of the great room, which is wonderful until 3 PM in August turns it into a greenhouse. We build zip-track screens across the full span with solar mesh on the sun faces and motors rated to cycle that width daily for years. It is the product that makes the open floor plan livable.
Can screens keep the marine-layer damp off my patio furniture?
Partly, and honestly. Deployed screens break the wind-driven damp that the marine layer pushes onto a patio, but they are shade products, not rain products: retract them before real rain, and extend them afterward so the mesh dries fully. For furniture protection, the screen plus a furniture cover is the honest answer.
Do you work in Laguna Woods and other 55+ communities?
Yes, regularly. The 55+ shade logic is privacy, glare control, and ease of use, and motorized screens win on all three: drop them for daytime privacy and heat control, retract them for the open view, all from a remote or wall switch. We know these communities' approval rhythms and handle the submittal paperwork.

Reviews

What customers say

Verbatim reviews from Google and Housecall Pro.

“AJ Shades did an excellent job installing our new motorized awning. From the first conversation to the final installation, the process was professional, clear, and easy. The awning looks great, works smoothly, and has completely changed how we use our patio. We were impressed with the quality of the materials, the Somfy motor, the built-in lighting, and the clean installation. You can tell this is not a cheap temporary shade product. It feels solid, looks high-end, and makes the backyard much more comfortable. Tony and the AJ Shades team were knowledgeable, respectful, and took the time to explain everything. We are very happy with the finished product and would definitely recommend AJ Shades to anyone looking for a premium retractable awning.”
