Flagler County counted 115,375 residents in the 2020 Census, a figure the county has been outgrowing almost since it was printed. Palm Coast, the planned city founded by the ITT Corporation in 1969 on the Intracoastal, has become one of the great growth stories on Florida’s east coast: independent trackers rank Flagler the sixth fastest-growing county in the state, up roughly a quarter in population since 2020, with tens of thousands of approved residential units countywide in various phases of development. The I-95 corridor pours patios by the thousand, and every new slab is a shade sale waiting for a dealer.
That growth is the dealer’s structural advantage. New-construction buyers make the shade decision exactly once, in the first summer, on the first blazing patio, before habits harden. The dealer embedded with the county’s builders and remodelers meets customers at the moment the backyard budget is open. Nobody wins Flagler County from a showroom alone; you win it in the builder’s office, on the fresh subdivision street, at the design center where the new homeowner is choosing everything for the first time.
The county’s character is two markets in one. Inland and along the corridor: master-planned subdivisions, young families, retirees drawn by the affordability gap with the metros to the south, and every one of them discovering that a Florida patio without shade is decorative by eleven in the morning. The European Village at the Palm Coast Town Center, the Daytona State College campus, the expanding commercial corridors along the interstate: this is a young county building its identity in real time, and the dealer who arrives now writes the category rules.
Then the coast. Flagler Beach runs its shoreline on coquina rock, the orange-hued native stone that makes these beaches unlike any other in Florida, with a walkable beach-town main street, the Hammock Beach Resort anchoring the luxury end, and Grand Haven’s gated golf community inland. Coastal stock faces salt air, shoreline winds, and the codes written for hurricane country. The pitch is the cassette and the screen: sealed housings that protect the fabric from the salt, retract discipline ahead of the weather, and zip-track screens that stay deployed through the rough months.
Around the edges: Bunnell, the county seat, and the western communities where larger lots and agricultural adjacency meet the growth wave; Bulow Creek’s ancient live-oak canopy and the Graham Swamp preserve, the green heart of the county; the Intracoastal-facing streets where the western sun sets over the water and the glare problem sells awnings by itself. The county’s buyers skew value-conscious but design-aware, they will pay for the premium line when the pitch is durability, warranty, and American-made.
The affordability gap is the migration engine. Buyers priced out of the metros to the south, Miami, Fort Lauderdale, West Palm Beach, are moving north into Flagler for the acreage and the waterfront they can still afford, and they bring premium expectations with them. The Daytona State College campus in Palm Coast and the expanding professional-services corridor mean the county is adding the jobs that turn transplants into permanent residents, and permanent residents into shade buyers.
Our factory’s in-house installation covers Southern California only, San Diego, Los Angeles, Orange, Riverside, and San Bernardino counties. What Flagler County dealers sell
Growth-corridor shade for Palm Coast, volume awnings for the subdivisions, cassettes for the coast.
Open-Roll Retractable Awnings
The subdivision workhorse: genuine on-demand shade at economics that close fast with the young-family buyers filling Palm Coast’s new neighborhoods. Same 15-year factory warranty as the premium line, wind sensors on every model, and the new-construction pitch writes itself on the empty slab.

The coastal and premium specification: sealed housing that protects the fabric from salt air, architectural lines for the Hammock Beach and Grand Haven corridors, and Somfy-powered controls with wind sensors. The cassette is the product the Intracoastal-facing streets expect.

The everywhere close: zip-track screens that handle the county’s mosquitoes, afternoon glare, and storm-season gusts in one unit, views fully restored when retracted. In the new subdivisions, the screen is often the first shade purchase a homeowner ever makes.

Territory opportunity
The subdivisions, the coast, and the county seat
Growth is the market, position accordingly.
The Palm Coast subdivision machine is the volume play: new master-planned neighborhoods where the patio decision gets made in the first summer. Dealers embedded with the corridor’s builders and design centers sell shade at the moment the backyard budget is open, timing no retail showroom can match, and the repeat business of entire streets buying one after another.
The Flagler Beach coast is the premium and storm-smart play: coquina-shore homes, the beach-town main street, and buyers who ask the wind question first. Cassettes and screens lead; the wind sensor closes; the sealed housing answers the salt. The Hammock Beach and Grand Haven corridors above it concentrate the county’s biggest residential tickets.
The Intracoastal-facing streets add the glare niche: homes set for the western sunset over the water, where the evening glare off the Intracoastal sells awnings on demonstration alone. The dealer who carries a sample and a west-facing appointment book does very well on this strip.
The Bunnell and western county markets bring the working and value tier: larger lots, established homes, and buyers who buy on durability and straight talk. Apply today for a straight answer on availability in Flagler County.
Why partner with AJ Shades
The wholesale edge in Flagler County
Sell into the growth, before the habits harden.
1. The growth is the moat. Tens of thousands of approved units in the pipeline means a decade of first-summer patios. The dealer who is in the builder’s office now inherits the category as the county matures, and the recover trade that follows a decade behind.
2. Wholesale, not franchise. No buy-in, no royalties, no annual fees. Sell under your own brand at dealer pricing, from a Palm Coast open-roll to a Hammock Beach cassette, and keep the margin. Your company stays yours.
3. The storm story is the differentiator. Coastal and corridor buyers alike ask the wind question. Retract discipline, wind sensors, Florida wind-load code awareness, and zip-track screens that ride out the rough months, this line is built for the objection the cheap imports cannot answer.
4. The value-conscious premium. Flagler buyers watch their money but pay for durability, and the 15-year factory warranty on every awning and screen is the math that turns a careful buyer into a premium buyer. American-made, veteran-owned, factory-serviced: the whole pitch fits on an index card.
5. No inventory, no crew. Build-to-order means no warehouse. Training, measuring guidance, and technical support let remodelers, design centers, and outdoor-living retailers become dealers without new headcount, the wholesale program is built for exactly that.
Already working the Palm Coast builder or remodel market? The contractor program fits install-first businesses, and many county partners run both programs together.
