Polk County runs on lake time. Livingston, the county seat, anchors roughly 50,000 residents, and the county’s identity belongs to Lake Livingston, the 83,000-acre reservoir created by damming the Trinity River and the second-largest lake in Texas. That much water in one county concentrates thousands of waterfront homes, weekend cabins, fishing camps, and retirement properties into a ring of named shoreline communities, and every one of them has a porch fighting heat, glare, and mosquitoes.
The shoreline reads like a dealer’s prospect list already written. White Rock Estates faces the open water with lake-view lots. Indian Springs Lake Estates, Lake Livingston Village, and Commodore Cape each run their own boat ramps, fishing piers, and community rhythms. Ridge Lake Estates is gated, with its own private stocked lake, walking trails, pavilion, and putting green. And Wild Country Lake Estates, a 620-acre subdivision from the late seventies, named all forty of its streets for country musicians, Tex Ritter, Ray Price, Minnie Pearl, because this is East Texas and of course it did.
Livingston the town has its own gravity. The historic downtown keeps its storefronts busy. Livingston State Park holds 635 acres of pine forest on the lake’s edge. The Naskila Casino draws visitors from the Alabama-Coushatta side of the county. US 59 and US 190 cross here, and the Big Thicket’s edge brushes the county’s east side, which means the pine pollen, the humidity, and the insect pressure of deep East Texas arrive at full strength. Onalaska, West Livingston, Shepherd, and Corrigan each add their own water-adjacent corridors.
The economics are what make this a dealer county rather than a pretty one. About an hour from Houston, Lake Livingston’s shoreline is stacked with second homes owned by city professionals who arrive Friday evening, spend fast, and decide fast. Their porches are why they bought, and right now the heat, the insects, and the west sun own those porches half the year. The dealer who gives them the space back, with screens that drop the temperature and awnings that tame the glare, sells into the highest-velocity buyer pool in East Texas.
One clean line defines the opportunity: our factory’s in-house installation stays in Southern California, San Diego, Los Angeles, Orange, Riverside, and San Bernardino counties. In Polk County, the dealer owns the sale and the installation, our training, measuring guidance, and technical support behind every project, the install margin and the customer relationship staying in the county.

What Polk County dealers offer
Lake-grade shade, built to order in our American factory, sold at wholesale.
Zip-Track Power Screens
The porch reclamation kit: motorized zip-track screens that take a lake-facing porch back from the insects, the glare, and the afternoon blast, then roll up and disappear so the water view stays king. Somfy-powered motors and controls, and a 15-year factory warranty on every screen.

Shade on demand for the walls the sun punishes: full-cassette builds for the premium shoreline addresses, where sealed fabric survives pollen and humidity, and open-roll for the Livingston streets, both Somfy-powered, both backed by the 15-year warranty.

Livingston’s lake market is full of second homes with sun-beaten awnings on solid frames. Re-covers renew them before the next season at a fraction of replacement cost, and shoreline neighbors buy in clusters once one deck shows the new fabric.

Livingston, the shoreline villages, and the Friday crowd
83,000 acres of water, HOA villages, and Houston arrivals.
The shoreline HOA villages are the core play: White Rock Estates, Indian Springs, Lake Livingston Village, Commodore Cape, Ridge Lake Estates, concentrated buyers with shared amenities and shared gossip. A showroom-quality install on one street becomes the village’s showroom by the weekend.
The Houston Friday crowd is the premium tier: second homes owned an hour away, buyers who arrive with a project list and leave with decisions made. Dealers who make remote quoting and weekend measuring easy capture the highest-ticket segment in the county.
Livingston’s year-round base is the steady calendar: historic downtown, the casino corridor, the state-park traffic, and move-up streets along US 59 and US 190. Full-time residents with patios that bake keep the book full when the weekenders are gone.
The Onalaska-Shepherd-Corrigan ring is the growth flank: water-adjacent homes, camps, and acreage properties with fewer competing quotes and bigger lots. Apply today for a straight answer on Polk County availability.
Your competitive edge
Why Polk County is dealer territory
Water, weekends, and buyers who spend.
1. The second-home velocity. Houston professionals own the shoreline’s premium stock, and weekend owners buy fast: they see the problem Friday, approve the quote Saturday. Few territories anywhere hand a dealer that decision speed.
2. Wholesale, not franchise. No buy-in, no royalties, no annual fees. You sell under your own brand at dealer pricing, from a Livingston patio awning to a full shoreline screen package, and keep every dollar of margin.
3. The village flywheel. Shoreline HOAs are dense, social, and visible, one porch install advertises to the whole community. Premium product on the water is a referral engine no ad budget can replicate.
4. The porch is the product. Lake buyers paid for the outdoor living, and right now heat, insects, and glare own it. Reclaiming the porch is a need-based sale, and need-based sales close faster and refer harder than any luxury pitch.
5. No inventory, no warehouse. Build-to-order from our American factory, zero stock to carry. Our training, measuring guidance, and technical support let dock-and-deck builders, remodelers, and lake retailers add a premium line without new headcount.
Running install crews around the lake already? The contractor program is built for install-first businesses, and plenty of East Texas partners run both programs at once.
