Lincoln County's lake has been named twice and Georgians only use one of them. The 71,000-acre reservoir on the Savannah River was Clarks Hill Lake until Congress renamed it for Senator Strom Thurmond in 1987 — and Georgia's legislature answered in 1989 by making Clarks Hill the lake's official state name. With more than 1,200 miles of shoreline, it is one of the largest lakes in the Southeast, and Lincoln County holds some of its best Georgia frontage.
Elijah Clark State Park is the county's showpiece: 447 acres on the lake's western shore near Lincolnton, with 160 campsites, twenty lakefront cottages, a swimming beach, miniature golf, and a reconstructed 1780 log cabin museum honoring Revolutionary War hero Elijah Clarke — whose grave, with his wife Hannah's, sits on the park grounds. The park's Arts and Crafts Festival, Bluegrass Festival, and Old Timer's Festival keep visitors coming in every season.
The dam itself is a landmark: built by the Army Corps of Engineers between 1946 and 1954, its concrete structure spans 1,096 feet and rises 204 feet above the riverbed, housing a 380-megawatt power plant. But for the dealer, the real infrastructure is subtler — the affordable golf courses the county is known for, sitting in the orbit of the most famous golf course in the world, and the steady drift of Augusta buyers looking for lake and fairway living at Lincoln County prices.
Lake and golf buyers purchase outdoor living as the product, not the accessory. Lakefront decks, dock patios, and golf-course outdoor rooms all demand shade that looks as good as the view — full-cassette retractable awnings with LED lighting for the evenings, motorized power screens for the insects and glare, and Somfy-powered automation that runs the whole composition from a phone.
Factory installation stays in Southern California. In Lincoln County, the local dealer sells, measures, and installs — backed by our training, measuring systems, and technical support on every job.
The lake play
Why a twice-named lake means one dealer
Second homes, golf spillover, and park visitors.
Lakefront second-home owners are the core market, and Clarks Hill delivers them in volume. Owners furnishing a lake place buy amenities decisively: the deck shade, the porch screens, the lighting that makes the evening work. A dealer visible around the shoreline — through marina relationships, lake-community publications, and the realtor network — meets buyers at the exact moment of maximum intent.
The Augusta golf spillover is the premium layer. Lincoln County's affordable courses sit within easy reach of Augusta National's orbit, and the buyers drawn to fairway-and-lake living bring country-club budgets to their outdoor rooms. These are the customers who buy the full package — awnings, screens, and automation — because the home is the statement.
Elijah Clark State Park is the year-round marketing engine. Campers, cottagers, and festival visitors experience the lake lifestyle and imagine their own version of it. A dealer whose finished projects and signage are visible on the Lincolnton side of the lake advertises to thousands of qualified prospects without spending a dollar on reach.
The county's history gives the dealer stories no competitor can borrow. The 1987 renaming fight — Congress calling it Thurmond, Georgia's legislature answering with Clarks Hill — is local lore every resident knows and every newcomer learns, which makes the lake's identity a conversation the dealer can join on day one. At the dam, the Army Corps' pollinator trail and longleaf pine restoration show the same landscape being actively stewarded, and the park's 1780 log cabin museum puts the Revolutionary War heritage on display. A dealer who knows these stories sells as a local from the first appointment, not as an outsider with a catalog.
The product line
What Lincoln County dealers sell
Lake-and-fairway shade for Clarks Hill country.
Retractable awnings lead because the view demands it. Lakefront decks and golf-course patios need shade that disappears when the sunset arrives and returns when the afternoon sun does — full-cassette systems with LED lighting and wind sensors do exactly that. The awning is not an accessory on these properties; it is part of the architecture.
Motorized power screens are the second sale, and on the lake they are nearly automatic. Insects at dusk, glare off 71,000 acres of water, and the screened porch as the evening room — drop screens and patio enclosures that keep the view while removing the pests. Demonstrate on the buyer's own porch and the lake closes the sale.
Somfy-powered automation is the premium tier that lake and golf buyers expect. Sun sensors that extend the awning before the afternoon heat, app and voice control from the dock, schedules that run the second home's shade between visits. The dealer who shows the home managing itself sells a different category than the manual-quote competition.

The Lincoln County market
Lincoln County is offered as an exclusive defined territory: Lincolnton, the Clarks Hill Lake shoreline communities, and the Savannah River corridor. One dealer serves the lakefront second homes, the golf-course properties, and the park-visitor pipeline. Measure it against the other open counties on the Georgia dealer opportunities page.
Wholesale build-to-order fits the lake market's rhythm. No inventory through the off-season — sell from samples and the catalog, measure at the property, and the factory builds to order. Seasonal demand becomes margin instead of a carrying cost.
Training covers the lakefront pitch, the second-home automation story, and the full product line. Support includes the dealer locator listing, co-branded materials, and lead routing for your territory. The 15-year warranty on retractable awnings and motorized power screens, the American-made build, and the veteran-owned factory are the premium story this market was built to hear.
