Calhoun County was named for John C. Calhoun, the seventh Vice President of the United States, and created in 1854 from pieces of Early and Baker counties. It is small, rural southwest Georgia: 284 square miles, a 2020 population of 5,573, and land the USDA has designated as prime farmland. In a county this size, the dealer who earns the trust of the farm community owns the market outright.
The county seat story is pure southwest Georgia. Rival factions disagreed whether the seat should sit in Concord or in Dickey, then called Whitney, so a compromise spot halfway between the two was chosen and the town of Morgan was established there, named for county official Hiram Morgan and incorporated in 1856. In 1923 the legislature moved the seat to Arlington by referendum, then reversed itself in 1929 and restored Morgan. The courthouse standing on Morgan's public square was rebuilt in 1935 in Colonial Revival style by T.F. Lockwood Jr. after fires destroyed two predecessors, and it is listed on the National Register of Historic Places.
The geography is built for agriculture. The vast majority of the county lies in the Ichawaynochaway Creek sub-basin of the Apalachicola-Chattahoochee-Flint River Basin, with the western corner from Arlington to Edison in the Spring Creek sub-basin. Agricultural, forestry, and wildlife plantations line the eastern edge. Farm families here invest in homesteads for generations, maintain their property meticulously, and buy quality once, which is exactly the buyer the 15-year warranty story was written for.
The towns give the territory its commercial layer. Arlington anchors the west with the county's commercial and service economy; Edison and Leary serve the farm communities around them; Morgan holds the courthouse square. Morgan's early history even included a canning establishment putting up some 2,000 crates of fruit a year, and the artesian wells that were prized for the healthfulness of the whole section. Main-street storefronts, farm supply businesses, and ag offices are all commercial shade candidates.
Corridor position keeps the dealer practical. Morgan sits about 30 miles west of Albany and 26 miles northeast of Blakely, which means the territory reaches into the Albany orbit while staying a one-truck market. The dealer runs the county from Morgan and can be at any farm or storefront the same day.
Our factory installation covers Southern California only. In Calhoun County, the dealer sells and installs locally with our training, measuring systems, and technical support.
The opportunity
Farms and main streets, one territory
Two buyer types, zero premium competitors.
Calhoun County hands the dealer two markets in one territory. The farm market: prime farmland, farm families who buy once and maintain forever, farmhouse porches, equipment-shed offices, and ag buildings whose entrances and break areas need shade. The main-street market: storefronts in Morgan and Arlington, farm supply and service businesses, restaurants and offices that want their entrances and patios shaded. No entrenched premium shade competitor serves either.
The commercial awning sale is the opener. Main-street businesses need fixed and retractable shade for entrances, sidewalks, and patios, and commercial work compounds: one storefront leads to the next, and the dealer who learns the business owners gets the repeat work. In towns where everyone knows everyone, a visible commercial install is a billboard with a phone number.
The farmstead sale is the anchor. Farm families invest in their homesteads for decades, and the farmhouse porch, the patio, and the office are all shade candidates. The retractable awning with the 15-year warranty and the American-made veteran-owned story matches how farm families buy: once, for good, from someone they trust.
The county's size is the margin. At 5,573 people and four towns, one installer with a truck covers the whole territory, and the dealer's reputation becomes the entire marketing engine. The courthouse-square towns reward the contractor who shows up, does the work right, and is still there next year.
The Albany and Blakely orbits extend the reach. Morgan sits 30 miles west of Albany and 26 miles northeast of Blakely, which puts the territory within the service radius of the region's commercial centers without competing in them. Farm families who shop in Albany and sell through Blakely bring metro expectations back to Calhoun County, and the dealer who is already their trusted local name gets the first call.
The product line
What Calhoun County dealers sell
Commercial and farmstead shade for southwest Georgia.
Commercial awnings lead the pitch. Storefronts, restaurants, farm supply businesses, and ag offices in Morgan and Arlington need shade for entrances, sidewalks, and patios. Retractable awnings for the seasonal patios and fixed awnings for the entrances give the dealer a full commercial answer, and commercial margins are the best in the business.
Motorized power screens follow for the farmsteads and the towns. The insects and heat of southwest Georgia evenings make porches unusable without them; screens drop the heat, block the bugs, and cut the glare without closing off the view. Demonstrate on the buyer's own porch and the logic closes itself.
Residential retractable awnings are the farmhouse sale. The patio behind the house, the west-facing wall, the farm office porch: awnings answer the afternoon sun, and the full-cassette design and 15-year warranty speak to buyers who have watched cheap products fail in Georgia weather.
Retractable awnings complete the fixed-shade play. Farm offices, equipment-shed gathering areas, and commercial patios all need permanent shade, and the 15-year warranty on retractable awnings gives the dealer a credible commercial-grade answer.

The Calhoun County market
Calhoun County is offered as an exclusive defined territory covering Morgan, Arlington, Edison, and Leary, plus the farm communities across the Ichawaynochaway basin. It is a one-installer market where farms and main streets both buy, and the Georgia dealer network connects you to neighboring southwest Georgia counties when referrals cross county lines.
Wholesale build-to-order fits the lean rural model. No inventory to finance, no warehouse to heat, just sell, measure, order, and install with your own crew or trusted contractors. In a county this size, lean operations are the entire margin story.
The referral math favors the patient dealer. In a county of four towns, every satisfied farm family and every shaded storefront generates the next job. The dealer who does the work right in year one spends year two installing for the neighbors who watched.
Training covers the farmstead pitch, the main-street commercial pitch, measuring for storefronts and porches, and the full product line. Marketing support includes the locator listing, co-branded materials, and lead routing for your territory. The compromise-seat history is the dealer's credibility shortcut. Morgan exists because two factions agreed on the middle ground; the 1923 move to Arlington and the 1929 return tell you this county takes its institutions personally. The dealer who knows the story is already invested, and invested wins in Calhoun County.
