Costa Mesa is a patchwork, and that is what makes it interesting to shade. Eastside ranch homes with deep lots, Mesa Verde tracts with classic patios, South Coast Metro infill with compact modern courtyards, three different architectures, three different shade problems, one installer who has seen them all. AJ Shades installs retractable awnings, motorized power screens, and patio covers across every Costa Mesa neighborhood, specified for the house in front of us, not a template.

The older housing stock drives a question we hear constantly: recover or replace? Plenty of Costa Mesa patios still carry awnings from decades past, faded, tired, but mounted to perfectly good framing. When the frame is sound, an awning recover (new fabric on your existing frame) can transform the patio at a fraction of a full replacement. When the hardware is done, we start fresh. Your free estimate includes an honest assessment either way, we will tell you when a recover is the smart money. Either way the answer is specific to your frame, your fabric, and your patio, measured on site, quoted in writing, with the trade-offs explained plainly.

Mesa Verde and the tract neighborhoods are retractable awning country: consistent floor plans, west-facing patios, and afternoon sun that turns the family room into a sauna. The pattern repeats house after house, which means we know the mounting, the sizing, and the HOA submittals by heart. Extended for the afternoon, retracted for the evening breeze, the classic Southern California rhythm.

South Coast Metro infill is the opposite problem: compact lots, modern courtyards, and outdoor space measured in feet, not acres. Here motorized screens punch above their weight, a zip-track screen drops along the courtyard opening, cutting heat and glare and adding privacy without consuming a single square foot of patio. For the glass-walled moderns, screens outside the glass keep interiors cool while preserving the indoor-outdoor flow the architecture was designed for.

And then there are the patio covers, Costa Mesa has deep demand for permanent roofed outdoor rooms, from Eastside ranch lots with room to build to tract homes where the patio becomes the second living room. Solid roof, ceiling fans, lighting, engineered to code and finished to the neighborhood. Permits are part of the job, and we handle them.

Every retractable awning and motorized screen we install carries our 15-year warranty, estimates are free and on site and in writing, and financing with flexible options is available for qualified buyers. Whether it is a recover, a fresh awning, screens, or a full patio cover, the process is the same: measured by our crew, quoted in writing, installed by our crew.

Costa Mesa FAQ

Questions Costa Mesa homeowners ask us

Our old awning frame is fine but the fabric is shot. Can you just replace the fabric?
Often, yes, that is called a recover, and it is the smart money when the frame and hardware are sound. We assess the frame honestly on your estimate: if a recover gives you a like-new awning, we will say so. If the arms, brackets, or motor are done, we will tell you that too and quote a full replacement. No upsell theater either way.
We have a small infill patio. Is an awning even worth it?
Sometimes the better answer is screens, not an awning. On compact courtyards, a motorized zip-track screen drops along the opening and delivers shade, heat control, and privacy without the projection an awning needs. On your estimate we will measure the space and recommend whichever product actually fits, including telling you when neither is right.
Do I need a permit for a patio cover in Costa Mesa?
Patio covers typically do require a city permit, and requirements vary by scope, attached vs. freestanding, size, electrical. We handle the permit process as part of the job: plans, submittal, inspections. Wall-mounted retractable awnings are generally treated as accessories and typically do not need one.
How do you handle the different HOAs across Mesa Verde and the other tracts?
We have done the submittals enough times to know what each architectural committee wants: spec sheets, fabric swatches, mounting details, in their format. Retractable awnings pass readily because they disappear when not in use. We schedule your install after the approval lands, no surprises.
Can screens really cool down our west-facing family room?
Yes, because they work outside the glass. The late-day sun hits the screen first, and the heat never reaches your window, the room stays noticeably cooler through the worst hours and your AC cycles less. It is the highest-impact single upgrade for west-facing tract glass.
Do you offer financing for awnings and screens in Costa Mesa?
Yes - financing is available through Enhancify and Wisetack for qualified buyers, including two 0% paths: 0% for 24 months financing, and a 0% 21-month intro rate credit card. Approval is subject to credit and the lender sets the terms. We always do your free written estimate first, so you are matching financing to a real number, not a guess. Text (909) 325-3110 and we will walk through the options together, zero pressure.
Why don't you list prices online?
Because a one-size price online would lie to you. Your Costa Mesa patio's width, projection, fabric, motorization, and mounting decide the number, and a published range would almost never match your actual install. So we measure on site and hand you a free written estimate - exact, itemized, no pressure, no obligation. “I appreciated that AJ Shades offered financing options. We wanted a better quality awning but didn't want to settle for something cheap just because of the upfront cost. The final product looks great and feels solid.”
