Washington County was formed in February 1784, the ninth county created in Georgia, and is said to be the first county in the nation named for George Washington. Early settlers were Revolutionary War veterans given land grants on the frontier. Today the county is known worldwide for a different reason: it is the Kaolin Capital of the World, sitting at the center of Georgia's kaolin belt, where the white alumina-silica clay called white gold is mined and processed for paper, paint, plastics, ceramics, food, medicine, and fracking materials.
Sandersville is the county seat and the kaolin industry's hometown. The town was named for a local merchant who donated land for a courthouse, with the correct spelling of his name, Saunders, lost somewhere in the early records. Each October Sandersville hosts the Kaolin Festival, a parade of heavy mining machinery, kaolin mine tours, and a beauty pageant that crowns Miss Kaolin. When a town celebrates its industry with a machinery parade, you know the industry pays for the homes the dealer will shade.
The geography is the Fall Line, the geologic seam that separates the Piedmont Plateau from the Coastal Plain. Washington County sits halfway between Atlanta and Savannah, about 120 miles from each, and halfway between Macon and Augusta, about 60 miles from each. State Route 15 connects the county to Interstate 20 about 40 miles north and Interstate 16 about 40 miles south, and the Fall Line Freeway runs four-laned from Macon to Augusta. Corridor position means commuter homes, and commuter homes mean patios.
The county's seven municipalities give the territory its shape: Sandersville, Tennille, Davisboro, Oconee, Deepstep, Harrison, and Riddleville, plus Warthen. The district Georgia Department of Transportation office sits in Tennille, Washington State Prison in Davisboro, and Sandersville holds Georgia Military College and Oconee Fall Line Technical College. Professional and government employment means stable households with outdoor living budgets.
The professional buyer is the territory's premium segment. Kaolin executives, trucking and plastics manufacturing management, medical services professionals, and the college community all live in Sandersville and Tennille, and they buy the way professionals buy: researched, quality-first, and warranty-conscious. The 15-year warranty on retractable awnings and motorized power screens, backed by an American-made veteran-owned factory, is the story that matches their expectations.
Our factory installation covers Southern California only. In Washington County, the dealer sells and installs locally with our training, measuring systems, and technical support.
The opportunity
White-gold money, Fall Line homes
An industry town with professional buyers and no shade brand.
Kaolin is the economic engine that makes this territory premium. Mining and processing have driven Washington County since long before the industry's 1990s peak, and even in its leaner years it remains a primary economic driver. Industry towns produce the exact buyer profile a premium shade dealer wants: professionals with equity, expectations, and outdoor living budgets, concentrated in Sandersville and Tennille.
The Fall Line corridor adds the commuter layer. Homes along the Fall Line Freeway and SR 15 corridor serve professionals working between Macon and Augusta, and commuter buyers invest in their homes the way they invest in everything else: deliberately, with research, and with an expectation of quality. Screens for the porches, awnings for the patios, and the Somfy-powered automation pitch for buyers who expect their home to respond.
Seven municipalities means seven commercial cores. Sandersville and Tennille hold the industry and retail; Davisboro, Oconee, Deepstep, Harrison, and Riddleville serve their local communities. Storefronts, restaurants, and professional offices across all seven need entrance and patio shade, and commercial work in a county this connected compounds from one visible install to the next.
The Kaolin Festival is the dealer's annual trade show. Each October the county's professionals, families, and industry leadership gather in Sandersville for the machinery parade and the pageant. The dealer with a display booth and a reputation becomes the county's shade name in a single weekend, and the mine tours and festival crowds keep the territory visible all year.
The colleges and the trucking economy add residential depth. Georgia Military College and Oconee Fall Line Technical College in Sandersville bring faculty, staff, and student families who rent and buy in the county, while the trucking, plastics manufacturing, and battery manufacturing employers support shift workers and managers with steady households. These are the buyers who invest in the porch because they live on it, and they refer the dealer to the next block.
The product line
What Washington County dealers sell
Professional-grade shade for the Kaolin Capital.
Motorized power screens lead in the Fall Line market. The humidity, the insects, and the west-facing glass of the county's nicer homes all point to screens as the opening sale. Demonstrate the heat and bug difference on the buyer's own porch and the logic is undeniable, and the professional buyer appreciates a demonstration more than a brochure.
Retractable awnings are the patio sale, often in the same visit. The full-cassette awning with LED lighting turns the patio into the evening living room, and the 15-year warranty answers the durability question before the professional buyer asks it. In a market where buyers research everything, the American-made warranty story is the differentiator.
Retractable drop screens and Somfy-powered automation complete the premium package. App control, voice integration, and automated schedules let the owner run the whole system from a phone, which is exactly what the kaolin executive and the commuting professional expect their home to do.
Motorized screens extend the commercial and professional play. Restaurant patios in Sandersville, office entrances, and the covered gathering areas the county's professionals expect all need fixed shade, backed by the 15-year warranty on motorized screens back the commercial pitch credibly.

The Washington County market
Washington County is offered as an exclusive defined territory covering Sandersville, Tennille, Davisboro, Oconee, Deepstep, Harrison, Riddleville, Warthen, and the Fall Line corridor communities. It is a professional-buyer market with industry money and commuter depth, and the Georgia dealer network connects you to neighboring counties across east-central Georgia.
Wholesale build-to-order means the dealer scales with the professional market instead of guessing at it. No inventory, no warehouse, just sell, measure, order, and install. In a county where buyers research before they buy, the ability to deliver premium product on demand is the competitive edge.
The corridor position compounds the territory. Homes along the four-laned Fall Line Freeway and the busy SR 15 corridor serve commuters between Macon and Augusta, and every commuter home with a shaded porch is visible to the next commuter driving past. The dealer who owns the corridor owns the county's growth.
Training covers the professional-buyer pitch, the commercial storefront pitch, and the full product line including Somfy-powered automation. Marketing support includes the locator listing, co-branded materials, and lead routing for your territory. The white-gold story is the dealer's brand asset. Kaolin built Sandersville's prosperity, and the Miss Kaolin pageant tells you the county wears its industry proudly. A veteran-owned, American-made shade line with a 15-year warranty is the product story that matches this county's pride, and the dealer gets to tell it.
